Concept Drawings are an 11x17 printable drawing set that provide a closer look at the project to see if this is the building plan for you. This set of plans can be used for plan comparison, layout evaluation, and the ability to make general mark-ups or modifications that will aid in discussion with our designers.
Design Drawings This set of plans is to scale and clearly defines the design intent. All exterior walls, windows, and doors are dimensioned. This set is NOT a complete set of construction drawings but can be used to start the conversation with your local zoning department or begin budget talks with your builder. Note: Your purchase price will be applied to future construction drawings or semi-custom construction drawing purchases. Contact us prior to your next purchase for a discount code.
Construction Documents define the project in sufficient detail providing the necessary dimensions and notation to allow for reliable contractor pricing, city construction plan review + permitting, and for the builder to construct the building.
Semi-Custom Design Package. This package will include up to three rounds, or a maximum of 16 hours of architectural services. This includes a design consultation, "minor" modifications to these stock plans. Modifications covered in this fee may include unit layout changes, floor heights, window design, exterior materials, faming and foundation design coordinated with your local engineering consultants, minor footprint changes, roof design, etc. At purchase you will receive a download of the stock Concept & Construction Drawings to use for mark-up and discussion. Architectural or Engineering Stamp - handled locally if required
Sizing of structural members - handled locally per site conditions (snow, seismic, wind, soils, etc.)
Mechanical / Plumbing Drawings - handled by local sub-contractors when required
Site Plan - handled locally or at an additional fee when required
Energy calculations - handled locally or at an additional fee when required
